The Habibi Welcome Suite 1101 combines a sleeping area, living room, dining space, and kitchen in an open, fully furnished and equipped layout. Its location at Vitant Garza Sada provides convenient access to Tecnológico de Monterrey's Monterrey campus and nearby services. The complex offers a swimming pool, gym, coworking and study areas, private rooms, grills, a large park, and a padel court, together with a nearby commercial plaza with restaurants and services.

Padel court rules
The court is subject to reservation, availability, and building authorization. Current building signage and management instructions prevail if these rules change.

Monday through Sunday, from 6:00 a.m. to midnight.
The common area may be reserved for a maximum of two hours for an individual or group activity, with at least 24 hours' notice. If it is not reserved and is available, it may be used with the administrator's authorization.
The condominium resident may use the common area provided that the use is non-commercial, the resident has no outstanding balance with the condominium or administrator, and the resident is not subject to restrictions resulting from inappropriate conduct.
Access is prohibited to anyone who is intoxicated or under the influence of narcotics, as is the use of those substances within the common area.
Residents and their guests must use the common area in an orderly and quiet manner, behave respectfully, and may not use it for purposes contrary to accepted standards of conduct or carry out any act that disturbs others or compromises the safety, sanitation, or comfort of the condominium.
Users agree to keep the facilities in good condition, care for the furniture and equipment, and use them only for their intended purpose. Users are responsible for any necessary repair or replacement resulting from damage.
If a casual gathering disturbs other residents or is inappropriate, the administrator and/or security personnel may dissolve it. The request is final and must be followed immediately.
Weapons and sharp or pointed objects are not permitted.
Removing, relocating, or altering any furniture or decorative object in the area is prohibited, as is bringing additional furniture or equipment that does not belong to the common area.
The administrator is not responsible for damage to or loss of belongings or valuables owned by residents or their visitors.
The administrator is not responsible for accidents resulting from misuse of the facilities.
The resident is responsible for keeping the common area clean during and after use.
Pets are not permitted.
Smoking is not permitted.
Food may not be brought into the area. Beverages are allowed only in containers with lids. For safety reasons, glass containers and lidless containers are prohibited.
Alcoholic beverages may not be consumed in this area.
Access is limited to adults and children under 12 who are accompanied by an adult at all times.
Each private unit may bring up to four guests per day, and the resident must accompany them at all times.
Speakers and sound equipment other than personal-use devices such as headphones are prohibited.
The common area may not be reserved for parties or private events.
Appropriate clothing, footwear, and equipment are mandatory.
Residents may bring their own instructor or coach and are responsible for that person. The instructor must be registered directly with the administrator, including the days and times when services will be provided. The instructor may remain in the common area only for the duration of the class or training session and may not promote services within the condominium.
Intentionally striking the walls, floor, glass, or any other court element with a racket is strictly prohibited.
If the court is not occupied within 15 minutes after the reservation start time, the slot will be forfeited and may be used by the next resident on the reservation list.
When a tournament is scheduled, the court may not be reserved during the tournament period. Tournaments may be organized only through the administrator.
If equipment is rented from the administrator and is damaged, the resident must cover the cost.
The administrator and/or security personnel may ask anyone who fails to follow these rules to leave the facilities. Depending on the circumstances, the person may also be subject to a contractual penalty or access restriction.
